Concept Design

We start by thoroughly photographing existing conditions and taking field measurements as needed. This is followed by code research, program review, and the creation of concept imagery to ensure our architectural solutions align with your project goals. Initial plans are then developed, accompanied by 3D exterior views to clearly convey the design intent and facilitate early collaboration with your team.

Pricing Set

Once the concept design is approved, we proceed by adding additional drawings to further define the project scope. Small adjustments to the design, based on your team’s review and input, are welcomed at this stage to ensure every element aligns with your needs. Engineering consultants are engaged to begin their initial analysis, and coordination meetings are held with all involved parties to address design challenges and explore solutions. This stage concludes with a refined drawing set that can be used to obtain budgetary pricing from your chosen contractor or to solicit bids from multiple contractors.

Pre-Design

The process begins with an introductory call to gain a general understanding of the project and development goals. Following this, we conduct an in-person site walk to review existing conditions and discuss design opportunities. Based on this, we provide a written proposal tailored to your unique needs, outlining our responsibilities and commitment to delivering a high-quality design and drawing set.

Permit Set

At the start of this stage, subtle adjustments and value engineering solutions can be incorporated as needed. Specific products and finishes are selected, with additional meetings held with material providers or manufacturers to finalize choices. Pricing set drawings are further refined with detailed notes, dimensions, and specifications. The stage concludes with the provision of signed and sealed drawings to both you and the general contractor for permit submission.

Construction

The construction phase begins with a pre-construction meeting between your team and the selected general contractor to review the drawings and address any questions. Throughout this phase, additional construction administration services are provided based on your project’s needs, which may include intermittent site walks, field reports, submittal reviews, responses to RFIs, and a final punch walk to ensure everything is completed to your satisfaction.
